That Doggone Mold
If you’ve never attended a class about mold, it’s about time you did. This menace affects many properties and you need to be armed with the latest information about detection and eradication. The instructor for this class is an inspector who also utilizes a dog that is specially trained to sniff out mold in properties. Dogs’ noses are so sensitive that they can detect mold inside walls, behind cabinets and other places where mold may not be detected with an air sample test. Interesting! 3 hours elective CE for KS & MO. Attendance: There is no "late arrival window" for CE classes. Late arrivals will be permitted to attend the class, however, will not receive CE credit. Electronics: iPads and other electronic tablets are permitted for note taking purposes only. Please remember that “no-shows” without prior notice will incur a no-show fee of $30.

Mortgage and Real Estate Taxation (ZOOM)
Missouri Licensees: Passing a final exam within 24 hours of the course date is required to obtain CE credit in Missouri. Virtual attendees are required to have cameras on, with face visible. Driving, multi-tasking, phone calls, etc. are not permitted during virtual session. Upon registration, the ZOOM link will be located on the course card under "MY DASHBOARD" at campus.kcrar.com. Here’s what you will learn: How the mortgage interest deduction works on primary homes and vacation homes, and how this impacts the client’s mortgage and real estate strategy How recent changes to the standard deduction and SALT deductions impact first- time homebuyers and move-up homebuyers How to make better use of the primary residence exclusion to the capital gains tax How the 3.8% investment tax works, who needs to pay it and when it needs to be paid How the capital gains tax works when people convert their primary home into a rental property and vice versa How rental income, depreciation, capital gains, and capital losses are taxed on investment properties How the gift tax works, who needs to pay it and when it needs to be paid How to make better use of the annual and lifetime exclusions to the gift tax when clients use gift money for a down payment How tax basis works and why it matters
