This course will be held at the Independence Country Club (2824 Country Club Circle, Independence, KS 67301) and is approved for 3 hours of ELECTIVE CE credit in Kansas and Missouri. There's a growing market of home buyer's 62 and over who would like to downsize, up-size or right-size into a home that makes the most sense for them in retirement. You can gain a competitive advantage over other real estate professionals by being familiar with Home Equity Conversion Mortgage - commonly known as reverse mortgage- for Purchase (H4P) loans. In this class, you will learn how H4P loans can: • Help home buyers 62+ to afford the home they really want • Increase your client's purchasing power - and, in turn, potentially help you sell more homes at higher prices • Help you to better serve clients who are hesitant to take on new mortgage payment in retirement or are reluctant to drain their nest egg and/or all the profits from the sale of their current home to buy the new home in all cash • Turn previously unqualified buyers into customers Attendance: There is no "late arrival window" for CE classes. Late arrivals will be permitted to attend the class, however, will not receive CE credit. iPads and other electronic tablets are permitted for note taking purposes only.

The Dos and Don'ts of Private Office Exclusive Listings (POE)- ZOOM
This is a Non-CE session. In March of 2023, Heartland MLS improved and simplified the process for Private Office Exclusive Listings (POE) to ensure our REALTOR® members are following the full intent of the NAR’s Clear Cooperation Policy. NAR’s interpretation of their policy is that all listings should be entered into the MLS system, regardless of whether it is a public or private listing, to provide a complete view of the marketplace for all MLS Participants/Subscribers. The Heartland MLS Compliance Department will educate you on what Private Office Exclusive Listings (POE) are, when to use them, how to enter them into the Heartland MLS system and how to avoid violations. What are Private Office Exclusive Listings (POE)? The Private Office Exclusive Listing limits the marketing of a property to only other agents within the same listing brokerage (office) as defined by MLS Office ID. The Private Office Exclusive is available for the rare instance when a seller is concerned about privacy and does not want the impending sale of their property to have wide exposure or to be publicly advertised. The most common examples include high profile/celebrity clients or divorce situations.
